Overview

Bansko is Bulgaria's leading ski resort, at the foot of the Pirin mountains, and the property market here follows the resort rather than the national cycle. A report dated September 2025 puts apartments at about €1,100-1,500 per m², with premium flats near the gondola or in established complexes at €1,300-1,500. Portal asking prices run higher for small flats: a 48 m² one-bedroom at about €1,796 per m², a 66 m² two-bedroom at about €1,515 and a two-bedroom in a luxury complex at about €1,400. Asking prices are not sale prices. One market commentary notes signs of oversupply and modest local demand growth, which is a reason to compare several resale offers before paying a premium.

Who it's for

Skiers who want a holiday base for winters, owners who accept that income depends on the season, and remote workers: the town is also described as a digital nomad hub. It is a poor fit for anyone who needs steady year-round rental income without managing it, and for a buyer who has not tested the numbers with current occupancy data. A flat here is first of all a lifestyle purchase; the rental income is a bonus that depends on the building, the operator and the snow season.

Best districts

The premium is paid for proximity to the gondola station and for established ski complexes, where asking prices sit at the top of the range. Further from the lift, flats are cheaper, but the walk or transfer to the gondola counts against winter lets. We found no sourced per-district price table for Bansko, so the practical test is the distance to the gondola, the age and operator of the complex, and the maintenance fee, which we could not find a figure for and which should be requested in writing from the seller before comparing prices.

Lifestyle

The ski season usually runs from mid-December to mid-April, with snow cover lasting to mid-May in one source. The weak point of the resort has been reported for years: the gondola carries about 2,000 people an hour, and queues of two to three hours have been described on busy mornings from about 8:15, with a second gondola repeatedly asked for by the operator. Outside winter the lifts have also run in summer, for example from May to November in 2024, which supports hiking and a slower season for owners.

Investment potential

Quoted yields are 4-6% gross on long-term rentals and up to 11% in the ski season for well-managed complexes; the upper figure is a best case from one blog and not an average. Many apartments are sold with an aparthotel rental programme, and the numbers depend on its contract: how many days the owner may use the flat, what share of revenue goes to the operator, who pays maintenance and refurbishment, and what happens if the operator changes. We could not verify any programme's terms, so read these clauses and ask for several years of the operator's actual statements before relying on a projected return.

Infrastructure

Bansko is about 170 km from Sofia airport. A transfer takes about two hours to two hours forty depending on the type, and a private car about an hour and fifty minutes in good conditions. Shuttle services in season run from mid-December until the end of the ski season in April. The gondola operates from 08:30 to 17:00 in winter, and its capacity of about 2,000 people an hour is the main limit on the resort. Bulgaria has used the euro since 1 January 2026.
