Overview

Ayia Napa and Protaras are the two resort towns of the free part of Famagusta district, on Cyprus's south-eastern tip, about five kilometres apart. It is a holiday market first: beaches, hotels, restaurants and, in Ayia Napa, a marina and nightlife; Protaras is quieter and more family-oriented around Fig Tree Bay. Paralimni, the inland town between them, is where year-round residents live. In the Central Bank of Cyprus's Q2 2026 data Famagusta recorded the strongest yearly price rise of any district, about 10%, although another analyst calls the district's residential price index almost unchanged, so the indices do not agree. Prices per m² sit well below Limassol, one portal puts them 30 to 40% lower, but the rental market here is strongly seasonal.

Who it's for

Buyers who want a holiday home for their own stays between April and October and are happy to let it part of the year. Buyers who want a sea-view flat for less than Limassol asks. Investors who accept a seasonal income and are ready to licence and manage a short let. Polish and other EU citizens buy without the approval a non-EU buyer needs, but should still use an independent Cypriot lawyer. It suits less well a buyer who needs steady year-round long-let demand, a city with offices and universities, or a residence route: the permanent-residence programme points to new-build property of EUR 300,000 or more, so check eligibility with a lawyer before you choose a flat for that purpose.

Best districts

Ayia Napa centre and the marina are the liveliest and the most expensive part, with the highest ticket prices and the most night-time noise. Protaras around Fig Tree Bay is calmer and family-oriented, with a long coastal strip of apartments and pool villas; one portal puts standard apartments at about EUR 1,200 to 1,800 per m² and seafront at EUR 2,000 to 2,800, while other pages quote higher averages, so treat any single figure with care. Pernera and Kapparis lie along the coast between the two towns and are generally cheaper than the centres. Paralimni is the inland town, with year-round residents and the lowest prices, but no beach on the doorstep. Near the Cape Greco protected area check what planning rules apply before you rely on a view.

Lifestyle

The tourist season runs roughly from April to October, and one portal says shoulder months have lengthened it to seven or eight months. Between those months many seasonal businesses reduce hours and the towns are quiet, which is a pleasant winter for some owners and a flat one for others. Winters are mild. Visitors come mainly from the UK, Israel, Russian-speaking countries, Germany and the Nordic countries. Ayia Napa is known for its nightlife, so ask about noise at different hours before buying near the centre. Paralimni offers the everyday services: supermarkets, schools and clinics.

Investment potential

Portal guides quote 4 to 5% gross for long lets in Ayia Napa and 6.5 to 9.5% for seasonal holiday lets, with 3.5 to 4.5% net on long lets and 4.5 to 6.5% net on short lets, marketing-grade figures. A tracker of Airbnb and VRBO listings in Ayia Napa for the 12 months to August 2026 shows 2,938 active listings, average occupancy of 31%, an average nightly rate of EUR 226 and average revenue of about EUR 23,000 per listing, peaking in July and August. The distance between a season-only occupancy figure and the all-year 31% is the whole point: the income is concentrated in a few months and depends on a tourism licence. Famagusta district recorded 813 sales in the first half of 2026, 13.7% more than a year earlier.

Infrastructure

Larnaca International Airport is the nearest, roughly 45 to 50 km away by motorway and road, about 40 to 50 minutes by car; check the time for your season. Paralimni is the service town for the area, with shops, schools and clinics, and Ayia Napa and Protaras have the beach, marina and hotel infrastructure. Check the water supply and the connection of any property you consider, because supply in this part of Cyprus is something to confirm rather than assume. The title-deed position, planning permission and a short-let licence for the exact unit are the three documents to see before paying a deposit. Buses connect the towns, but most owners use a car.
