Larnaca is the entry-priced market among Cyprus's coastal cities and the one with the island's main international airport. Prices are lower than in Limassol or Paphos, and growth has been strong: reported at about 9.8% a year in the second quarter of 2026 (a single secondary source), ahead of Limassol's 7.8%. The city mixes a seafront promenade, a marina, an old town and a local population that rents year-round, so it sits between Limassol's business profile and Paphos's holiday profile.
Buyers who want the lowest entry price on the coast and easy travel links; investors who prefer a smaller ticket and a faster-rising market to the highest yield; buyers who fly in often, since the airport is minutes away. Less suited to buyers who want prestige districts, a large expat professional community or the widest choice of new towers.
Asking ranges, not registered sales; sources differ widely, roughly €2,000-3,900 per m² depending on district and source. The seafront and the Finikoudes promenade area carry a premium. Mackenzie, near the airport, is convenient for travel but affected by aircraft noise. Eastern coastal suburbs towards Dhekelia and Oroklini offer newer complexes at lower prices. That makes the case more about capital growth and a smaller ticket than about maximum rent. Airport proximity supports holiday and short-stay demand, and a licence is required for holiday lets. Net yield is about 1.5-2 points lower than gross after costs and tax, so model it conservatively.
Larnaca has the island's main international airport, a marina and port, and motorway links to Nicosia, Limassol and Ayia Napa. Private clinics and schools serve the city, with Nicosia's larger facilities about 45 minutes away. Title deeds are registered at the Department of Lands and Surveys; on new builds, check the title and developer mortgage with a lawyer.
