Paphos is the tourist-led market on Cyprus's west coast: a harbour town with UNESCO-listed archaeological sites, a string of coastal resorts to the north such as Coral Bay and Peyia, and villages inland. Sources describe demand as driven by holiday use and by a British and wider European season, so it is more seasonal than Limassol. Annual price growth in the second quarter of 2026 was reported at about 9.6% (a single secondary source), and Paphos is reported to post the highest prices for new houses in Cyprus.
Buyers who want a holiday home with some rental income in a quieter, greener setting than Limassol; retirees and remote workers who value space and sea at a lower price per square metre; investors comfortable with a seasonal holiday-let business. Less suited to anyone who needs a deep year-round tenant pool, a business-city environment or a short drive to the island's main hospitals and offices.
Asking ranges, not registered sales. Coastal areas such as Kato Paphos and Coral Bay sit at the top, roughly €4,500-6,500 per m²; the town centre roughly €2,800-3,800; inland villages such as Tala and Geroskipou roughly €2,200-3,200. Peyia and Coral Bay are the resort belt with pools and sea views; Kato Paphos is walkable to the harbour, restaurants and beaches. Check that a holiday let is permitted in the building and that the unit can obtain a tourism licence.
A slower pace than Limassol, with a large foreign community, golf and beach areas, and a quiet winter outside the main resorts. Nature, the Akamas peninsula and mountain villages are close. Services are good in the town but thinner in outlying villages, so a car is practically necessary. Many resort amenities run seasonally, which matters if you plan to live there all year.
Gross yield for apartments is about 4.7% on first-quarter 2026 data: one-bedroom around €220,000 at about 4.8%, two-bedroom around €325,000 at about 4.4%, three-bedroom around €400,000 at about 4.8%. Agents quote higher holiday-let returns in high season, but those are claims, and island-wide occupancy and rates this summer were reported 10-15% below 2025. A villa with a pool can fill a long season; an apartment needs a licence and a manager. Treat Paphos as a lifestyle purchase with income, not a pure yield play.
Paphos has its own international airport, a harbour and an A6 motorway link to Limassol, about an hour away. Private clinics and international schools exist but are fewer than in Limassol. Title deeds are registered at the Department of Lands and Surveys; as in the rest of Cyprus, have a lawyer check the title and developer mortgage on new builds.
