What title types exist in Northern Cyprus and how do they differ?+

Three. Pre-1974 Turkish title (before 20 July 1974) is regarded as the safest and is recognised beyond the TRNC. Exchange title was issued to Turkish Cypriots in place of land left in the south. TRNC title was issued by the unrecognised state itself, including on parcels with pre-existing Greek Cypriot records, which could give rise to claims if the political situation changes.

How risky is this compared with the Republic of Cyprus?+

Substantially riskier. Northern Cyprus is an unrecognised state and the legal standing of some titles is challengeable in reunification scenarios. The lower price reflects exactly that. If political and legal risk is unacceptable to you, look at the Republic of Cyprus instead.

Is permission required to buy?+

Yes. A foreigner needs TRNC Council of Ministers permission to hold title in their own name, which requires a criminal record certificate from their country of nationality. Until permission is granted, registering the contract at the land office is what protects the buyer.

What changed in the rules from 2024?+

Since mid-2024 amended rules govern acquisition and long-term lease by foreigners: ownership limits, procedural deadlines and transitional obligations for completed transactions were revised. Late payment can now lead to permission being cancelled or to problems completing the title transfer.

What are the taxes and fees on a transaction?+

Around 5% of the property's value: VAT, stamp duty and the title transfer fee. Legal fees, registration of the contract at the land office and the state fee for the permission application are paid separately.

Bank lending to foreigners is effectively absent here. The main financing mechanism is an interest-free developer payment plan, often over a long term. That is a genuine advantage of this market, but under the new rules payment discipline directly affects whether your permission survives.

What should I check before paying a deposit?+

The type of title, first of all. Then: the parcel's history, building permits, absence of encumbrances and the developer's reputation. The checks should be run by an independent lawyer with no connection to the seller or developer.
