Austrian house and flat prices rose 3.9% in the first half of 2026

According to Statistik Austria, purchase prices for houses and flats were 3.9% higher in the first half of 2026, and the end of a longer phase of moderate price growth was declared.

According to Statistik Austria, purchase prices for houses and apartments in Austria were 3.9% higher in the first half of 2026 than a year earlier. Existing properties rose 4.0% and new-build properties 3.8%. The house price index reached its highest level since 2010.

The pace picked up during the period. Existing properties became 2.9% more expensive in the first quarter and 5.1% in the second; new properties rose 2.6% and 4.9% respectively.

The wider owner-occupied housing price index rose 2.9% in the first half. The acquisition index for housing climbed 3.0%, compared with 1.4% in 2025 and 0.8% in 2024. Statistik Austria's Director General Manuela Lenk said that a longer phase of moderate price development on the residential market had come to an end.

For a foreign buyer this means the entry price is rising faster than in recent years. The figures are national averages, and individual cities and districts can differ widely.
