Bulgaria's National Statistical Institute recorded a 15.5% annual rise in housing prices in Q2 2026, while the number of transactions fell by 18.1%.
According to Bolgarskiydom (EN section), citing Bulgaria's National Statistical Institute (NSI), housing prices in Bulgaria in Q2 2026 were 15.5% higher than a year earlier, while the number of transactions dropped by 18.1% over the same period. Compared with the previous quarter, prices rose by a further 4.5%. The picture differs from city to city. Over the quarter, prices increased by 2.8% in Varna and by 2.4% in Sofia, while Burgas recorded a 1.5% decline compared with Q1 2026. A quarter earlier, prices in Burgas had grown by 5.9%. The source stresses that a single quarter is not enough to speak of a sharp fall on the coast, but notes that the uniform growth across all segments seen earlier is no longer visible. Transaction activity fell most noticeably in the large cities: sales were down by 24.7% in Burgas and by more than 20% in both Varna and Sofia. Bolgarskiydom (EN section) interprets this as a calmer market in which buyers take more time to compare options and terms, and sellers, especially on the secondary market, may be more open to discussing price, furnishings or payment schedules. On an annual basis, however, property in Bulgaria is still becoming more expensive.
