On our own sums, one person needs roughly 820 to 1,380 euro a month and a family of four 2,500 to 4,500 euro before international school. How the budget is built line by line, with sources and dates.
Thailand is often called cheap, and street food at 75 to 150 baht a meal supports that. But rent on an island, air conditioning and international school fees change the picture quickly. This guide builds a monthly budget line by line, shows where each number comes from and says plainly which totals are our own arithmetic. Figures are as of October 2026 and indicative. We convert at 1 euro = 37.58 baht, one aggregator's rate on 15 October 2026; we did not find the Bank of Thailand's official rate, and a different rate shifts every euro figure.
How to read the numbers
- Rents and living costs come from Numbeo, a crowd-sourced site (pages updated 15 to 20 October 2026). Samples differ: Bangkok 194 contributors, Chiang Mai 54, Pattaya 50, Phuket 41, Hua Hin 27. Koh Samui has 39 contributors over 18 months and the page says some data are estimated.
- Numbeo's monthly estimate excluding rent is a modelled basket and its page does not say what it includes. We use it as one line and add health insurance separately.
- Totals are our own sum of the lines, not a statistic. For scale: Thailand's National Statistical Office reported average household spending of 22,282 baht a month in 2024, about 593 euro for a Thai household, many of them owners. It is not a budget for a foreign renter.
Rent in six places
One-bedroom, centre and outside the centre, per month (Numbeo, October 2026): - Bangkok: 22,464 and 11,190 baht, about 598 and 298 euro. - Phuket: 24,467 and 15,600 baht, about 651 and 415 euro. - Chiang Mai: 15,580 and 10,185 baht, about 415 and 271 euro. - Pattaya: 18,750 and 12,333 baht, about 499 and 328 euro. - Hua Hin: 19,150 and 13,267 baht, about 510 and 353 euro. - Koh Samui: 28,364 and 13,180 baht, about 755 and 351 euro. Treat it as indicative: few contributors and partly estimated.
Three-bedroom in the centre costs 30,942 baht in Chiang Mai (about 823 euro) and 67,500 in Bangkok (about 1,796 euro), 70,025 on Phuket (about 1,863 euro).
One person
Modest: a one-bedroom outside the centre of Chiang Mai. - Rent: 10,185 baht (Numbeo, 15 October 2026). - Everything else except rent: 18,086 baht (Numbeo estimate for Chiang Mai). - Private health insurance: 2,500 baht, our assumption at the low end of the 2,500 to 3,500 baht a month a guide gives for a standard private plan. - Our sum: 10,185 + 18,086 + 2,500 = 30,771 baht, about 819 euro a month.
Comfortable: a one-bedroom in the centre of Bangkok. - Rent: 22,464 baht (Numbeo, 20 October 2026). - Everything else except rent: 23,473 baht (Numbeo). - Private health insurance: 4,000 baht, our assumption inside the 4,000 to 5,000 baht a guide gives for comprehensive international plans. - Extra leisure: 1,934 baht for a gym membership (Numbeo); it may overlap with Numbeo's basket. - Our sum: 22,464 + 23,473 + 4,000 + 1,934 = 51,871 baht, about 1,380 euro a month.
Without rent, a single person costs 23,473 baht in Bangkok (about 625 euro), 21,931 on Phuket (584), 20,660 in Hua Hin (550), 20,099 in Pattaya (535) and 18,086 in Chiang Mai (481), all Numbeo.
A couple
Our couple budgets are an upper bound: one rent plus twice the single lines, because Numbeo gives no couple figure. Shared costs make the real number lower. - Modest, Chiang Mai: 10,185 + 2 x (18,086 + 2,500) = 51,357 baht, about 1,367 euro. - Comfortable, Bangkok: 22,464 + 2 x (23,473 + 4,000 + 1,934) = 81,278 baht, about 2,163 euro.
A family of four
International school fees are not included here, because we cannot tell whether Numbeo's family basket already contains them. - Modest, Chiang Mai: a three-bedroom outside the centre 18,455 baht, everything else 66,283 baht, health insurance for four at the adult 2,500 baht each, 10,000 baht. Our sum: 94,738 baht, about 2,521 euro. - Comfortable, Bangkok: a three-bedroom in the centre 67,500 baht, everything else 85,630 baht, insurance for four at 4,000 baht each, 16,000 baht. Our sum: 169,130 baht, about 4,501 euro.
Adding international school as an upper bound: Numbeo's Bangkok average is 564,509 baht a year per child, 47,042 baht a month, about 1,252 euro. Two children add about 94,085 baht a month, roughly 2,503 euro, taking the comfortable family to about 7,004 euro, with a possible overlap. Named schools cost more: a fee guide lists NIST at 889,200 baht for Grades 1 to 5 in 2026-27 and a school-specific source puts Bangkok Patana at 495,000 to 975,000 baht for 2026/27. ISB Elementary was 985,000 baht in 2025/26, with a 260,000 baht registration fee.
Utilities, food and transport
- Electricity: for September to December 2026 the regulator approved an average of 3.95 baht a unit before VAT, revised in August to about 3.89, and capped the energy charge for the first 200 units at 3 baht for households, now including rented homes and apartments (Nation Thailand, Thairath). Air conditioning is the swing factor.
- Basic utilities for an 85 m2 flat (Numbeo): 3,611 baht in Bangkok, 3,300 on Phuket, 3,101 in Pattaya, 2,778 in Hua Hin and 2,095 in Chiang Mai, roughly 56 to 96 euro.
- Internet 60 Mbps and up: 577 to 782 baht a month (about 15 to 21 euro).
- An inexpensive restaurant meal: 75 baht in Chiang Mai, 100 in Bangkok, 110 in Pattaya and Hua Hin, 150 on Phuket and Koh Samui.
- Transport in Bangkok: a monthly pass 1,178 baht and a one-way ticket 36.5 baht (Numbeo). The 20 baht flat rail fare was revoked in June 2026; a unified 17 to 45 baht ticket is expected from 1 January 2027, while sources disagree on current BTS fares. Check the operator.
Health
- Public hospitals charge 30 to 200 baht for a GP consultation according to one guide, and foreigners can use them.
- A private GP visit in Bangkok runs roughly 1,000 to 4,000 baht, with premium hospitals at the top; lab work and medicines are extra.
- Serious treatment is the real risk: published packages for one heart bypass at a major Bangkok private hospital range from 1.17 to 1.44 million baht. The 400,000 baht inpatient cover required for a retirement visa is a legal floor, not a sensible level.
- Premiums vary widely by age and broker: one guide lists 11,000 to 24,000 baht a month at 50, while sample quotes for a 55-year-old start near USD 35 a month. Get written quotes. See also healthcare abroad for owners.
Hidden and one-off costs
- Visa extension: university pages list 1,900 baht per extension. The 90-day report is free, with a 2,000 baht fine for reporting late. A re-entry permit is 1,000 baht for one entry and 3,800 for multiple entries. These come from university and agent pages; confirm at the Immigration Bureau. Visa options are in Thailand visas for property buyers and retiring in Thailand.
- Rental deposit and agency fees: we found no reliable figure, so we give none. Ask for them in writing.
- International school entry fees come on top of tuition.
If you own property here
Condo owners pay a common area fee. One guide gives 20 to 200 baht per square metre a month, and listings show 35, 40 and 110 baht. On a 35 m2 unit that is 1,400 to 3,850 baht a month (about 37 to 102 euro). A one-time sinking fund of 500 to 800 baht per square metre means 17,500 to 28,000 baht for 35 m2 (about 466 to 745 euro), and new developments often ask for one to three years of fees in advance at transfer. These are undated listings and one guide, so ask the building. See utilities and fees for foreign owners, the 49% condo quota and prices, yields and rules.
Cheaper and dearer than expected
- Cheaper: local food, and rent outside the centres, especially in Chiang Mai (10,185 baht, about 271 euro, for a one-bedroom).
- Dearer: island centres. A one-bedroom in the centre of Phuket (651 euro) or Koh Samui (755 euro) costs more than in Bangkok (598 euro) by Numbeo.
- Dearer: international schooling and serious medical treatment, as above.
- Air-conditioned living costs more in Bangkok, Phuket and Pattaya (utilities 3,100 to 3,600 baht) than in Chiang Mai (2,095).
FAQ

What this means for a normal buyer or resident
- Budget by city, not by country: the gap between Chiang Mai and Phuket is larger than most people expect.
- Add health insurance and a reserve for serious treatment before choosing a visa route.
- Do not count on a school line unless you have seen the school's own fee schedule.
- Ask any building for its common fee and sinking fund before you sign.
- Rent for a season before you buy, in line with our area guides for Phuket, Pattaya, Koh Samui and Hua Hin and Bangkok.
