Croatia: house prices up 14.3% year on year in the first quarter of 2026

According to the Croatian Bureau of Statistics, house prices rose 3.3% in the first quarter and 14.3% year on year, with existing dwellings up 16.1%.

According to the Croatian Bureau of Statistics (DZS), the house price index stood at 108.36 (2025 = 100) in the first quarter of 2026. That is 3.3% more than in the fourth quarter of 2025 and 14.3% more than a year earlier.

Prices of newly built dwellings rose by 2.1% over the quarter and 9.7% year on year. Prices of existing dwellings rose by 3.7% over the quarter and 16.1% year on year.

By region, the City of Zagreb saw +4.8% over the quarter and +14.7% year on year. The Adriatic coast recorded +2.3% and +12.6%, and other regions +2.2% and +18.1%.

DZS notes that dwelling prices rose substantially year on year in all categories, while the number and value of house sales both declined significantly compared with the previous year. The figures are averages and do not replace a check of a specific property.
