Recorded house resales in Cyprus rose from 345 to 740 between the second and third quarters of 2026, shifting the balance of the resale market, according to Cyprus Property News.
Resales of second-hand homes in Cyprus rose sharply in the third quarter of 2026, according to Cyprus Property News, citing an analysis by Landbank Analytics. Total recorded home resales climbed from 1,044 in the second quarter to 1,566 in the third, up 50%, while their value rose 78%, from €212.8 million to €378.8 million. Recorded house resales increased by 114.5%, from 345 to 740, while apartment resales rose 18.2%, from 699 to 826. Houses made up 47.3% of recorded home sales in the quarter, against 33% in the second. The analysis stresses that this reflects a change in the mix of sales and does not necessarily mean underlying demand moved by the same amount. The analysis covers 3,241 resale transactions between January and September 2026, with a combined value of €710.4 million. Over the nine months, 1,931 apartments sold for €309.8 million in total, with a median recorded price of €140,000 and a median area of 81.5 sq m. The 1,310 houses were worth €400.6 million, with a median price of €235,500 and a median area of 135 sq m. Some 81.5% of apartment resales were priced at up to €200,000, while 47.2% of house transactions fell between €200,000 and €500,000. Of all recorded resales, 42.7% involved properties built before 2000 (48.2% of houses and 38.9% of apartments). By district, Nicosia had the most home resales over the nine months (984), while Limassol led by total value (€235.6 million across 670 transactions) and had the highest overall median price, at €245,000. The median apartment price was €219,000 in Limassol, €135,000 in Nicosia and €120,000 in Larnaca; for houses it was €326,000, €215,000 and €180,000 respectively. Paphos recorded 400 home resales in the third quarter, up 96.1% from 204 and just ahead of Nicosia's 394, with house sales there rising from 59 to 213. Paphos's median price for all home resales reached €195,000, compared with €150,000 in the second quarter, though the figures reflect the mix of properties sold. Andreas Christoforides MRICS, founder and CEO of Landbank Group, said the resale market is not one single market, and that a rise in transaction value should not be confused with a rise in the prices of the same homes. The analysis suggests comparing similar properties in the same area rather than relying on a Cyprus-wide average.
