Cyprus house prices rose more sharply than rents in the second quarter of 2026, according to Eurostat's latest housing statistics reported by Cyprus Property News. The country's house-price index stood 5.46% higher, while the rent index was up 4.05%. This places Cyprus among the EU markets where the cost of buying is rising faster than rental costs. For comparison, EU house prices were 4.7% higher in Q2 2026 than in the same quarter a year earlier, while rents rose by 3.0%. Compared with Q1 2026, house prices in the EU rose by 1.2% and rents by 0.7%. House prices outpaced rents in 18 EU countries with available data. The largest house-price gains were recorded in Bulgaria, Portugal and Lithuania, while Finland and France were the only countries where prices declined. Rents increased in every EU country, with Romania, Croatia and Slovenia posting the strongest rises. The report stresses the limits of these figures. Eurostat's indices track price movements; they do not show typical sale prices or monthly rents, and national data do not reveal differences between cities, districts or property types. The house-price measure covers residential properties purchased by households, both new and existing, while the rent data come from harmonised consumer price statistics for actual rentals. The two measures describe different parts of the market and cannot directly measure affordability. They offer useful context, but do not indicate what a particular home should cost or what a tenant will pay in a specific neighbourhood.
