Cyprus's house price index rose 7.9% year-on-year in the second quarter of 2026, according to a preliminary estimate from the national statistics service.

Cyprus house prices rose by 7.9% in the second quarter of 2026 compared with a year earlier, according to Cyprus Property News, citing a preliminary estimate from the Cyprus Statistical Service (CYStat). The House Price Index stood at 105.46 points, with 2025 as the benchmark of 100, and was 2.4% higher than in the first quarter. The path was not a straight line. The index fell 1.8% in Q2 2025 to 97.74, rebounded 3.7% in Q3 to 101.35, and was flat in Q4 at 101.34. It then rose 1.6% in Q1 2026 to 102.95 and 2.4% in Q2. The annual rate was 6.0% in Q4 2025, eased to 3.4% in Q1 2026 and climbed to 7.9% in the latest quarter. Both segments gained. The index for new homes rose in every quarter after Q2 2025, from 96.26 to 105.73 points. The existing homes index slipped from 100.84 to 99.82 over the second half of 2025, then recovered to 105.10 by Q2 2026 (102.51 in Q1). Cyprus Property News stresses that this is a measure of overall price movement, not the cash price of a typical home, and that it does not break down changes by region, property type or budget. Because the Q2 2026 figure is preliminary, it should be read as a broad market indicator rather than a valuation of any individual property.
