Cyprus extremes: record sales, a village at auction, tiny stone houses and celebrity homes

Cyprus · October 20, 2026

A EUR 55 million sale that was not a home, a 145-unit holiday village put up for auction, village houses from EUR 25,000 and which celebrity homes are actually confirmed.

Property headlines in Cyprus love big numbers. This article collects the extremes that can be traced to a named source: the biggest recorded sales, the cheap end of the village market, a whole holiday village that went to auction and the celebrity homes that are actually confirmed. Where we could not find something, we say so. Prices are asking prices or press reports unless stated, and rules change, so this is general information, not advice.

The biggest sales on record

The most useful public ranking comes from Ask Wire, a data firm whose monthly and half-year lists are reported by the Cypriot press. For the first half of 2026, FastForward reported that the 50 most expensive sales added up to EUR 286.4 million and the top ten to EUR 161.7 million. Six of the ten were in the Limassol district (EUR 117.2 million), three in Paphos (EUR 35.5 million) and one in Larnaca (EUR 9 million).

The largest single deal was EUR 55 million, in Moni, Limassol district. It was described as agricultural land with a building, and the report gives no more detail. That is worth noticing: the biggest number on the list was not a villa or a penthouse. A different ranking reported for October 2025 put a three-floor apartment in Potamos Germasogeias, Limassol, at EUR 15.2 million.

What the top of the market asks for

Recorded sales are one thing, listings are another. Marketplace guides for 2026 give Limassol luxury homes a range from EUR 1.5 million to over EUR 15 million, with the top end for seafront and marina locations. In Paphos, luxury villas are described at EUR 0.8 million to EUR 3.5 million, with examples such as a Peyia villa on a 4,000 square metre plot at EUR 3.5 million and a resort villa in Agios Georgios at EUR 4.2 million. We did not find a Limassol or Paphos home listed at EUR 10 million or more, but that is not proof that none exists. These are asking prices from marketing guides, not sales.

The cheap end: village houses

At the other end, a 2026 portal guide describes shells and ruins at about EUR 25,000 to EUR 70,000, habitable but dated village houses at about EUR 80,000 to EUR 160,000 and fully restored houses from about EUR 180,000. Examples from listings: a village house to restore in Prastio-Avdimou at EUR 130,000 on a 502 square metre plot, and a restored three-unit stone building in Vasa Koilaniou at EUR 320,000.

We could not find a source for the smallest house in Cyprus, since listings rarely give floor area for very small houses, so we make no record claim. What we can say is that low prices come with costs the headline hides: restoration, planning rules and title-deed problems. See ruins and houses to restore in Cyprus and traditional Cypriot houses to restore.

A whole village at auction

In an auction notice reported by dom.com.cy (the date is given as 4 December, about 2020), an entire tourist complex near Latchi was offered: 145 properties, made up of 70 studios, 50 one-bedroom apartments, 2 two-bedroom apartments and 23 maisonettes, with 6,120 square metres of residential space on a 59,300 square metre plot. The opening price was EUR 15 million excluding 19 percent VAT, with a 10 percent deposit payable before the auction. The notice does not say why it was sold or how the auction ended. The complex was leased at the time.

A different case is Trozena, an abandoned village in the Limassol district. According to the Politis newspaper, citing a community leader, an investor bought about 70 percent of the buildings, with plans for new homes, a campsite and a winery. Local officials reportedly denied that the whole village was sold, and the press has reported a halt order on work without permits in a protected Natura 2000 area. Treat the details as reported, not established.

Islands

We found no Cypriot islet currently on the market. Islet listings that appear in searches are in Greece. For the general picture of buying islands and island homes, see island real estate.

Celebrity homes: what is confirmed

A FastForward investigation published on 3 August 2026 sorted the stories from the facts. Its confirmed cases: Shakira and Gerard Pique bought a villa in the Paphos district in 2019, which the then mayor publicly confirmed, and Peter Andre built a family home in the Larnaca district, which he has himself discussed publicly. The article also notes that several well-known names often linked to Cypriot property only holidayed or rented there. A famous name on a villa is a marketing story, not a title record. We do not repeat reported prices of celebrity homes because they rest on news reports only.

What this means for a normal buyer

  • Records and curiosities tell you little about your own deal. Compare the price per square metre of the type of home you want, see property prices and buying costs in Cyprus.
  • A cheap village house is a restoration project. Budget separately for works, permits and the lawyer, and see the Cyprus resale checklist.
  • Check the title deed before paying a deposit. See Cyprus investment risks.
  • Non-EU buyers need a Council of Ministers permit, usually described as a formality that adds months. In February and March 2026 the press reported a bill to restrict third-country buyers (size caps and no agricultural or rural zones, not retroactive) heading to a plenary vote on 2 April 2026. We did not find the outcome, so ask a Cypriot lawyer for the current rules before you sign.
  • Property in the north is a separate risk, not a bargain. Land there is often claimed by its pre-1974 owners, and the Orams case showed that a Republic of Cyprus court judgment can be enforced in other EU countries even for land in the north. Get advice from a lawyer who knows both sides.

FAQ

What is the most expensive property ever sold in Cyprus? We did not find a verified all-time record. The largest sale in our source for the first half of 2026 was EUR 55 million, for agricultural land with a building in Moni, Limassol district.

Can I buy an island in Cyprus? We found no islet for sale. Private islands are a Greek, not a Cypriot, market in the listings we saw.

Is a very cheap Cypriot house a bargain? Sometimes, but the price excludes restoration, permits and title checks, and those are where the surprises are.
