That is the highest September result since records began in 2000 and 13% more than the 1,484 contracts registered in September 2025. Larnaca showed the strongest annual growth, with sales up 29% to 393. Limassol remained the largest market, with 506 contracts (up 16%), followed by Nicosia with 374 (up 7%) and Paphos with 345 (up 10%). Famagusta was the exception: sales fell 20% to 63, its fourth consecutive monthly decline. By buyer group, Cypriot buyers made 976 purchases (58.1% of the total, up 10%), EU citizens made 210 (12.5%, up 4%), and non-EU citizens made 495 (29.4%, up 26%). Among non-EU buyers, Limassol saw the biggest rise (up 45% to 158), followed by Paphos (up 30% to 149) and Larnaca (up 27% to 144), while Nicosia and Famagusta recorded falls. From January to September 2026, 14,969 sale contracts were lodged with district Land Registry offices, 14% more than the 13,173 in the same period of 2025. Limassol led with 4,860 contracts, ahead of Larnaca (3,291), Nicosia (3,163), Paphos (2,999) and Famagusta (656). Sales to EU buyers over the nine months rose 21% to 2,094, with Paphos up 39% to 809.
