Foreign investment in Albanian real estate hit a record €172 million in Q1 2026

According to HomesOverseas, foreign investment in Albanian property rose 65% year on year in the first quarter of 2026 and now makes up about 43% of all foreign direct investment.

According to HomesOverseas, citing the Albanian Telegraphic Agency and a Bank of Albania report of 25 June 2026, foreign investment in Albanian real estate reached €172 million in the first quarter of 2026. That is 65% more than a year earlier and the highest figure on record.

Real estate now accounts for about 43% of all foreign direct investment in the country, the largest share in its history. The accumulated amount of foreign real estate investment stood at €2.83 billion at the end of the first quarter. The source notes that since 2022 property has become the dominant part of foreign direct investment, driven by rising prices after the pandemic.

The report also looks at who is buying. In the second half of 2025, about 25% of the apartments sold went to non-resident buyers, and 52% of those buyers were citizens of European Union countries.
