Foreigners buy a record 16% of Spanish homes in Q2 2026

According to the Colegio de Registradores, foreign buyers made more than 26,800 home purchases in the second quarter, a record 16% of all sales, while the overall market fell.

According to data from the Colegio de Registradores, quoted by the Efe news agency, home sales in Spain fell 5.7% in the second quarter of 2026 compared with the first, to 167,934 transactions, the lowest in seven quarters. Compared with the same period of 2025 the drop was 2.3%. New-build sales fell more sharply, by 11.5% to 34,919, while resales numbered 133,015.

Foreign demand moved the other way. Foreign buyers accounted for 16% of all home purchases, a historic high, with more than 26,800 transactions. Of these, 57.4% were by citizens of EU countries and 16.7% by buyers from the rest of Europe. The British (7%), Dutch (6.9%) and Germans (6.1%) led the list. The share of foreigners rose in every autonomous community and exceeded 30% in the Balearic Islands (32.3%) and the Valencian Community (31%).

The average price kept rising: €2,487 per square metre, up 2.4% on the quarter and 9.2% on the year, a record. The Balearic Islands averaged €4,311 per square metre, the second highest of any region after Madrid (€4,477). Mortgages on homes numbered 129,240, down 3.3% on the quarter, and the average mortgage debt per home reached a record €176,453.
