German home prices still rise in nominal terms but fall in real terms

According to IamExpat, citing the GREIX index, apartment prices in Germany were up 0.4% year on year in the second quarter of 2026, but after inflation all segments were down.

According to IamExpat, which cites the German Real Estate Index (GREIX), prices in the second quarter of 2026 compared with the second quarter of 2025 rose by 0.4% for apartments and by 1.9% for single-family homes, while multi-family homes fell by 3.5%. GREIX is a joint initiative of local expert committees and the Kiel Institute for the World Economy.

Adjusted for inflation, all three segments were lower: apartments by 2.1%, single-family homes by 0.7% and multi-family homes by 5.9%. The GREIX project lead, Jonas Zdrzalek, is quoted as saying that in nominal terms prices are still rising, but the upward momentum has visibly lost steam.

The same report notes that activity had picked up earlier in the year: in the first quarter of 2026 apartment sales rose by 9.3% year on year and the total transaction volume by 12.1% in euro terms. For buyers this points to a market that is moving again but with real prices that are not rising.
