According to the Central Statistics Office, national residential prices rose 5.5% in the 12 months to July 2026, with Dublin up 4.4% and the rest of the country up 6.4%.
According to the Central Statistics Office (CSO), residential property prices in Ireland rose by 5.5% in the 12 months to July 2026, down from 5.6% in the 12 months to June. The CSO says this is the slowest annual increase since January 2024, when the rate was 5.4%.
Prices in Dublin rose by 4.4% and prices outside Dublin by 6.4%. The median price of a dwelling bought in the 12 months to July 2026 was €399,999. It ranged from €200,000 in Longford to €684,411 in Dún Laoghaire-Rathdown. The CSO statistician Samantha Walsh noted that the price index outside Dublin has tripled since May 2013.
In July 2026 there were 4,769 dwelling purchases by households with a total value of €2.17 billion, and 2,035 of them were first-time buyer purchases, 8.5% more than in July 2025.
