Luxembourg: asking prices fell 5.0% in a year to EUR 8,111 per m² in Q2 2026

Immotop data reported by the Luxembourg Chronicle show the average asking price down 0.8% on the quarter and 5.0% on the year.

According to the Luxembourg Chronicle, citing the Immotop portal, the average asking price of properties for sale in Luxembourg was EUR 8,111 per square metre in the second quarter of 2026. That is 0.8% lower than in the first quarter and 5.0% lower than a year earlier. The figures are calculated over a twelve-month period from Immotop listings, so they reflect asking prices rather than registered sales.

The decline was uneven. Year on year, prices fell 5.6% in the Centre, 2.6% in the West, 2.0% in the South and 1.3% in the East, while the North rose 0.9%. On the quarter, the North jumped 6.0% and the East gained 0.4%, while the Centre fell 1.7%, the South 1.0% and the West 0.7%. In Luxembourg City the average was EUR 11,294 per square metre, down 2.4% on the quarter; the most expensive districts were Belair (EUR 12,578), Rollingergrund (EUR 12,377) and Neudorf-Weimershof (EUR 12,304).

Energy efficiency shows up clearly in the price: class A properties averaged EUR 9,049 per square metre and class G properties EUR 6,894, a gap of EUR 2,155. Asking prices are not transaction prices, so compare them with recent deeds before negotiating.
