According to BusinessNow, which reports figures published by Malta's National Statistics Office (NSO), residential property prices rose 6.7% in the first quarter of 2026 compared with the same period a year earlier. On the quarter they were up 1.8% on the fourth quarter of 2025, and the Residential Property Price Index stood at 104.19.
By type, the Apartments Price Index rose 6.9% to 104.36, and the Maisonettes Price Index rose 5.3% year on year to 103.25. The NSO compiles the index from data provided by the tax authority, measuring price movements across apartments, maisonettes and houses.
The NSO notes that the figures are provisional and may be revised over the next four quarters. For a buyer, the index describes the market as a whole, so the price of a particular flat still depends on its locality, age and condition.
