Mauritius · November 2, 2026

A Westimmo market survey cited by Real Estate Mauritius shows long-term rental yields of 1.1% to 1.7% gross on properties open to foreign buyers, against developer forecasts of 5.1% to 14.5% for short stays.

According to Real Estate Mauritius, a survey by the Westimmo agency as of 23 September 2026 covered 166 properties for sale (115 of them open to non-citizen buyers) and 41 long-term rentals. On asking prices and rents, a three-bedroom apartment open to foreign buyers has a median price of Rs 60.1M (about €1.11M) and a median long-let rent of Rs 55,000 a month, which is a 1.1% gross yield. Three-bedroom houses or villas come out at 1.7% and houses of four bedrooms and up at 1.4%. The agency stresses that these ratios compare two different samples (properties let versus properties sold) and are based on asking figures before negotiation. Cheaper properties show higher ratios: three-bedroom houses under Rs 40M, across all buyer categories, have a median price of Rs 19.4M and a 5.5% gross ratio. However, the source notes that most of these are not open to non-citizens, except via the R+2 route above Rs 6 million. For short-stay letting, four developers' forecasts (14 unit types, received between January and May 2026) point to 5.1%–7.7% before tax for new villas and 7%–14.5% for new apartments, on occupancy assumptions of 64.1%–75.6%. These are described as purely indicative and of no contractual value. On costs and tax, the source puts entry costs at about 6.2% of the price, with 5% land transfer tax on resale paid by the seller. It also says that since the income year opened on 1 July 2026, an individual's rental income is taxed on a scale of 0%, 10%, 20% and 35% above Rs 12 million, while 15% is the corporate rate. Figures are converted at €1 = Rs 53.90 (Bank of Mauritius rate of 22 September 2026). This is a summary of the source's data, not tax or investment advice.
