Minsk apartment prices are up more than 40% since the end of 2024

According to Myfin, citing an expert at the Your Capital real estate agency, apartment prices in Minsk have risen by more than 40% in dollar terms since the end of 2024. At that point the average was $1,597 per square metre, a ten-year maximum. In August 2026 it stood at $2,270 to $2,322.

A typical two-room apartment of 55 to 60 square metres that cost about $65,000 to $74,000 in 2024 now costs at least $100,000. In 2025 prices rose 21% on the secondary market and 26% in new builds. In the second quarter of 2026 the average was $2,370 per square metre for one-room flats (up 27%), $2,120 for two-room and $1,970 for three-room flats. The central district was the most expensive at $2,600 and Zavodskoy the cheapest at $2,050.

Supply has shrunk: the number of apartments on the main listing sites fell from about 5,700 to 4,150 over a year, roughly 27%. Real disposable incomes rose 8.1% over the same stretch, much less than prices.
