Monaco: average price reached EUR 57,569 per m² in 2025, Larvotto above EUR 70,000

According to Monaco Tribune, citing IMSEE, Larvotto passed EUR 70,000 per square metre for the first time, and 493 properties changed hands in 2025.

According to Monaco Tribune, which reports the annual real-estate observatory of the Monaco statistics institute (IMSEE), the average price in Monaco was EUR 57,569 per square metre in 2025. Larvotto was the most expensive district at EUR 71,167 per square metre (up 2.2% year on year), crossing EUR 70,000 for the first time.

Other districts in 2025: Monte-Carlo EUR 54,009 (up 4.8%), Fontvieille EUR 52,518 (up 4.5%), La Condamine EUR 52,104 (down 0.7%), La Rousse EUR 51,265 (up 3.2%), Les Moneghetti EUR 43,797 and Jardin Exotique EUR 45,168. New construction from 2020 to 2029 averaged EUR 65,602 per square metre, against EUR 42,142 for properties built before 1940.

IMSEE counted 493 transactions worth EUR 5.9 billion, with an average resale price of EUR 7.6 million. Monte-Carlo saw 164 resales worth EUR 1.1 billion, up 41.5% on 2024. The institute used a revised method this year, a linear regression model covering sales, resales and construction period, so compare with earlier years' figures with care.
