According to Statistics Netherlands and the Kadaster, prices of existing owner-occupied homes were 3.3% higher year on year in August, down from 3.9% in July.
According to Statistics Netherlands (CBS), which monitors prices together with the Kadaster, prices of existing owner-occupied homes were 3.3% higher in August 2026 than a year earlier, compared with 3.9% in July. Compared with July, prices were down 0.1%. The average transaction price reached EUR 503,523.
CBS says the year-on-year increase has been slowing almost continuously since the end of 2024. Prices remain high: in August they were 17.8% above the previous peak of July 2022, on average.
There were 18,886 housing transactions in August, nearly 3% fewer than a year earlier. In the first eight months of the year 156,028 homes changed owners, an increase of over 4% on the same period last year. For a buyer, the picture is of a market that is still expensive but cooling in its pace of growth.
