Oman eases residency rules for foreign property owners

A Royal Oman Police decision published on 21 June 2026 widens who can sponsor and who can apply for a visa tied to property in the sultanate.

According to Times of Oman, the Royal Oman Police has amended the executive regulations on the residence of foreigners. The decision, No. 87/2026, was issued by the Inspector General of Police and Customs, published in Official Gazette No. 1653 on 21 June 2026 and took effect the next day.

Foreign nationals who buy unregistered land or real estate can now apply, as can their spouses and first-degree relatives and the legal representatives of corporate entities. Permits are available for owners of registered units and of units that are still going through registration. The list of eligible sponsors now includes Omani citizens, citizens of GCC countries, licensed foreign investors, foreign real estate owners and foreign government employees.

The visa is valid for six months to one year and can be renewed. Holders may enter and stay in Oman for up to three months per visit and must enter within three months of the issue date. The permit ends automatically if ownership of the unit is transferred by any legal transaction.
