Phnom Penh condos: foreign buyers over 75% of transactions, Europeans favour central projects

According to Cambodgemag, citing the Cambodia Condo Investment Guide 2026 from a Cambodian property portal, the Phnom Penh condominium market is rationalising, with European buyers favouring reputable projects in central districts.

Phnom Penh accounts for 70.7% of transactions, Sihanoukville for 23.9% and Siem Reap for 5.4%. Foreign buyers make up over 75% of transactions and buyers based abroad 61.1%; local Cambodians account for 22.2%. Over the last 24 months the share of French buyers rose from 4.4% to 7.4%, Polish buyers from 4.1% to 9.1% and Russian buyers from 6.2% to 9.6%, while the share of Chinese buyers fell from above 15% to 3.7%.

Indicative prices per square metre are about 2,300 US dollars in BKK1, about 2,500 in Tonle Bassac and about 2,000 in Daun Penh; peripheral areas are below 1,500. One-bedroom units dominate, at 61% of purchases and 72% of rentals.
