NBP data for the seven largest markets show transaction prices well below asking prices, with Warsaw at the top and Łódź at the bottom.
According to Money, which cites the National Bank of Poland (NBP), the average transaction price of new apartments in the seven largest markets was PLN 14,444 per square metre in the second quarter of 2026. The average asking price was PLN 15,889 per square metre, which is PLN 1,445 more.
Transaction prices rose 0.6% year on year and 1.43% quarter on quarter, while asking prices rose 3.1% year on year. The gap suggests that sellers are asking for more than buyers are paying.
The most expensive transactions were in Warsaw (PLN 16,783 per square metre) and Kraków (PLN 15,923), the cheapest in Łódź (PLN 9,945). The seven markets are Gdańsk, Gdynia, Kraków, Łódź, Poznań, Warsaw and Wrocław.
