According to Expats.cz, citing the Deloitte Real Index (based on completed sales in the property register), completed apartment sales in Prague averaged CZK 153,100 per square metre in the first half of 2026, 2.4% more than in the previous six months. A 60 sq m apartment therefore costs about CZK 9.2 million.
Prague 1 remains the most expensive district at CZK 216,700 per sq m (about CZK 13 million for 60 sq m). Prague 2 averaged CZK 199,900 per sq m, up 9% over six months. Prague 9 rose by 6% and led by total transaction value, at CZK 15 billion. By building type, new buildings averaged CZK 157,800 per sq m, brick buildings CZK 157,300 and prefabricated panel buildings CZK 132,100.
Total sales in the half-year came to CZK 71.1 billion, with an average apartment size of 59.4 sq m. Developers sold 4,300 new apartments, 23% more than a year earlier, and new developments made up about 60% of the transaction value.
