The pre-purchase checklist for buying property abroad

June 14, 2026

One page of checks that prevent most overseas-buying mistakes — goal, legal, money, tax and exit.

A clear checklist prevents most overseas-buying mistakes. This guide is a practical pre-purchase list you can run through before committing money on any market.

Before you make an offer

  • Define your goal, budget and a realistic total-cost figure.
  • Confirm whether foreigners can buy and need any permit.
  • Get an independent local lawyer — not the seller's.

Verify the property and seller

  • Clean title, no debts, charges or disputes.
  • Building permits and that the property is registered and legal.
  • For off-plan: developer permits, escrow and delivery record.

Money and financing

  • Proof and source of funds ready for AML checks.
  • A mortgage decision in principle if you need finance.
  • The full cost stack: taxes, notary, registry, legal, agency.

The contract

  • Clear price, deadlines, deposit terms and what each payment triggers.
  • Penalties for delay and conditions to withdraw.
  • A contract in a language you understand.

Settlement and after

  • Payment via notary or escrow, in stages.
  • Registration of the title in your name.
  • Utilities, tax number and management set up.

FAQ

Do I really need a lawyer? Yes — independent legal review is the single best protection. Can I skip the title check? Never. Can I do all this remotely? Yes, with the right process and a power of attorney.
