N1 reports a record quarter and puts Belgrade's price levels and financing in perspective.
According to N1 Serbia, real estate transactions in the first quarter of 2026 reached about €2 billion. At the top end, a 216-square-metre apartment sold for €2.5 million. Appraiser Milić Đoković says the luxury market is driven by prestige rather than economics: at those prices it would take 70 to 80 years to pay back by renting.
For ordinary buyers, N1 gives these price levels in Belgrade: about €3,000 per square metre in outer areas such as Mirijevo, Žarkovo and Vidikovac, about €4,000 in urban locations and €5,000 to €10,000 in premium zones. A typical budget for an average young buyer is €150,000.
About 35% of properties are bought with loans, with a typical down payment of 10% to 30%. Đoković says that from an average salary, purchasing power is almost non-existent.
