National Bank of Slovakia listing data show growth led by new developments and regional capitals, particularly Bratislava.
According to Slovak Business News TODAY (Symsite), citing National Bank of Slovakia (NBS) listing data, residential real estate prices in Slovakia reached €3,041 per square metre in the second quarter of 2026, up 9.5% on the year. Prices rose 12% over full-year 2025.
The growth was driven by new developments and regional capitals, particularly Bratislava, where the average price stands at €3,882. In rural areas a downward trend is emerging because of gradual depopulation.
Property listings increased on the year for the first time since 2023, though only by 0.2%.
