Sweden: house prices up 0.6% in August while apartment prices dipped

According to Svensk Mäklarstatistik, villa prices rose 0.6% in August and 3.9% on the year, while apartment prices fell 0.1% on the month but are up 4.8% over twelve months.

According to Svensk Mäklarstatistik, as reported by Affärsvärlden and Börsvärlden, the Swedish housing market moved in two directions in August 2026. Nationally, prices of apartments (bostadsrätter) fell 0.1% during the month, but are up 4.8% over the past twelve months. Prices of villas rose 0.6% in August and are up 3.9% on August last year.

The picture in the big city regions was mixed. Apartment prices rose 0.7% in Greater Gothenburg and fell 0.5% in Greater Stockholm; on an annual basis the change ranges from slightly over 9% in central Stockholm to 0.4% in Greater Malmö. Villa prices rose most in Greater Malmö, by 0.9% in the month and 2.9% over three months, and were almost unchanged in Greater Gothenburg. Over the last three months national apartment prices are down 2.1%, while villa prices are up 2.8%.

Fredrik Kullman, CEO of Svensk Fastighetsförmedling, said the number of housing deals rose 8% during the summer, with many sales decided in bidding that pushes prices up, giving a strong starting point for the autumn. These are statistical averages for Sweden, not a forecast. Rules for foreign buyers and taxes should be confirmed with a Swedish adviser.
