Property in Armenia: buying and support
Yerevan and Tsaghkadzor: foreigners buy apartments and houses freely; land is the exception. A simple procedure and quick registration.
Why Armenia
Apartments and houses buy freely
Apartments, houses and commercial premises are open to foreign individuals and companies with no permit procedure.
Yerevan — a growing rental market
A growing city market with steady demand for long-term rentals.
Simple, fast registration
Registering title at the state registry is one of the simplest procedures in the region.
Honestly, about land: a restriction applies
The land code bars foreigners from owning land directly, agricultural plots included. For a plot, a foreign-owned Armenian company is used instead.
Honestly, about residency: not automatic
Owning property can support a residency application, but is not an automatic ground on its own — requirements are set separately.

Frequently asked questions
Can a foreigner buy an apartment in Armenia?+
Yes, freely. Foreign individuals and legal entities acquire apartments, houses, office and retail units without permit procedures, on general terms.
And land?+
No. The Land Code prohibits direct land ownership by foreign citizens and foreign legal entities, including agricultural land. If a plot is needed, an Armenian company is used — the law permits 100% foreign ownership of it.
Does buying property grant residency in Armenia?+
It is not an automatic ground. Owning property may be taken into account when applying for status, but the requirements are set separately and confirmed at the time of application.
How does the transaction work?+
A check in the state cadastre, a notarially attested sale contract and registration of the transfer. The procedure is simple and fast, and it can be completed under power of attorney without the buyer travelling.
What taxes does the owner pay?+
On the transaction, state duties for notarial attestation and registration — modest by regional standards. Annually, property tax calculated from the property's cadastral value.
Will a bank lend to a non-resident?+
Armenian banks lend mainly to residents, with credit available to non-residents on a limited basis. Most transactions in this segment are cash.
Yerevan or the resorts?+
Rental demand is concentrated in Yerevan and is relatively steady through the year. Resort destinations such as Tsaghkadzor are seasonal, and annual yield there must be modelled with vacancy in mind.
Do you have property in Armenia?+
Yes, there are listings in our catalogue. We will match to your budget and purpose and handle the transaction, including under power of attorney if you do not plan to travel.

Owning property in Armenia may be taken into account when applying for a residence permit, but it is not an automatic ground in itself: the requirements are set separately and confirmed at the time of application.
Demand is concentrated in Yerevan; resort destinations such as Tsaghkadzor are seasonal. The land restriction shapes the format: if a plot or a house with land is required, an Armenian company is used, in which 100% foreign ownership is permitted.
What to bear in mind: — the Land Code prohibits direct land ownership by foreign citizens and foreign legal entities, including agricultural land; apartments and buildings are unaffected; — if a plot is needed, an Armenian company is used — which adds administration and filings; — the market is small and liquidity outside Yerevan is lower. Checked in September 2026. Thresholds, rates and programme terms change — confirm the current requirements with a lawyer in the country before you buy.
