Foreign real estate transactions in Armenia rose 32% in the first quarter of 2026

According to International Investment, foreigners concluded 1,703 property transactions in Armenia in Q1 2026, 6.8% of the total, with Russians the largest group of buyers.

According to International Investment, foreign citizens were party to 1,703 real estate transactions in Armenia in the first quarter of 2026. That is 32.3% more than in the same period of 2025 and 6.8% of all transactions in the country. In the quarter foreigners acquired 525 properties and sold 572.

Apartments made up 60.2% of what foreigners bought. Garages followed with 13%, land plots with 11% and private houses with 10.3%. Russian citizens were the leading foreign buyers, followed by U.S. citizens and Iranians.

The source also gives figures for the capital. In Yerevan, 4,704 apartment sale transactions were recorded in the first quarter, 67.6% more than a year earlier, within 6,745 transactions in total (up 55.2%). The average apartment price was 482,100 drams, about $1,310 per square metre, up 3.8%.

Transaction counts show activity, not value for money. A buyer should still check the property, the seller and the contract with a local lawyer before paying.
