According to Portas, the FipeZap index of residential prices rose 0.53% in August 2026. From January to August the accumulated increase was 3.44%, above the 3.02% IPCA inflation over the same period, so property prices again outpaced inflation for the year to date.
The index covers 56 Brazilian cities, including 22 state capitals, and the source notes that it reflects advertised prices rather than prices actually paid. Among markets, Vitória led the year to date with 10.24%, followed by Manaus with 9.19% and Aracaju with 8.15%. São Paulo rose 2.07%.
By property type, three-bedroom units showed the strongest August gain at 0.63%, and units with four or more bedrooms the smallest at 0.29%.
Brazilian prices are quoted in reais, so a foreign buyer's return also depends on the exchange rate. Asking-price indices are not a forecast.
