Reported sales above HK$1 billion on The Peak, flats of 200 to 300 square feet, about 110,000 subdivided units and the Small House Policy: what was published, with sources and dates.
Hong Kong holds two records at once. Its top homes sell for sums that few markets match, and its smallest homes are measured in a few square metres. Everything below reports what was published, with source and date. Figures are in Hong Kong dollars, as reported. None of these properties is offered through us, and prices change.
The priciest: reported sales above HK$1 billion
The most expensive home sale of 2025 was a mansion at 1 Gough Hill Road on The Peak, reported at about HK$1.088 billion (HK$1.09 billion in Bloomberg's report of 26 August 2025). Squarefoot gave a price of about HK$94,997 per square foot. Those details come from search summaries, so treat the per-foot figure as indicative.
In January 2026 China Daily Hong Kong, citing Bloomberg and a land registry filing, reported that House 6 at Mount Nicholson, a five-bedroom house of 9,455 square feet, sold for HK$1.04 billion (about US$133 million), apparently in December 2025. The report gave no price per square foot; our own arithmetic puts it near HK$110,000. It did not call the sale a record, though it noted that Mount Nicholson is known for setting a price-per-square-foot record in Asia. An earlier summary mentions a Kowloon villa at Mont Verra sold in 2024 for about HK$1.03 billion.
We found no 2026 sale above these. Buyers and sellers are not named here: these are private transactions.
The smallest: nano flats
Hong Kong's tiny new flats have a name: nano flats. One industry report defines them as under 24 square metres (about 260 square feet) of saleable area; other reports say 200 to 300 square feet. The government's response was a minimum of 280 square feet for private homes on government land sales, railway property projects and Urban Renewal Authority projects, as SCMP explained in 2022. The Housing Authority has also built public flats below 30 square metres since 2018. For scale, the average new unit in 2021 had a gross area of 52 square metres and a usable area of 27, according to a Rider Levett Bucknall report. We found no 2026 size data.
Subdivided homes and a new law
Press reports in 2025 cite about 110,000 subdivided units housing about 220,000 people. In a January 2025 letter, the Secretary for Housing said that around 40 percent of those households were applying for public rental housing.
The Basic Housing Units Ordinance passed in September 2025 and took effect on 1 March 2026. It sets a minimum of 8 square metres and a 2.3-metre ceiling, with fire, ventilation and water standards. Existing units had a 12-month registration period from 1 March 2026, and the offence provisions for illegal letting start from 1 March 2027. Officials expect about 80,000 recognised basic units by 2030. Check the dates on info.gov.hk.
Bedspace apartments, known as cage homes, are regulated by the Bedspace Apartments Ordinance (Cap. 447, 1994). A concern group estimated in 2021 that up to 5,000 people lived in illegally operated ones; that figure is old.
Islands and village houses
We found no price data for village houses on Lamma, Cheung Chau or Lantau. One listing portal gave a median near HK$30,565 per square foot for Stanley, undated and from the platform's own data, so use it as a hint only. For private island-style buying in general, see private islands for sale.
The Small House Policy in the New Territories is often misunderstood. Under it, an indigenous male villager from a recognised village, descended in the male line from a resident of 1898, may build one house in his lifetime. The right cannot be transferred and selling it is illegal. Completed houses can be sold once the restriction on alienation is lifted. We found no source on foreign buyers and nothing newer than a 2016 reform debate, so confirm with the Lands Department and a solicitor.
What an ordinary buyer should take from it
- A record is not a benchmark. Billion-dollar Peak sales describe a handful of houses, not a normal flat in Kowloon or Sha Tin. See why record property headlines mislead.
- Price per square foot is distorted by size. Nano flats look cheap in total but are costly per foot. See the smallest properties abroad.
- The rules changed in 2024. According to reports, the budget of 28 February 2024 scrapped the Buyer's Stamp Duty aimed at non-permanent residents and other cooling measures. Check the rules in force on the day you buy.
- Check size and legal status. For small or subdivided units, ask what is registered and what complies with the new standards.
- Read our guides before you look: Hong Kong property for foreign buyers and the cost of living in Hong Kong. For the wider picture see the records and unusual properties hub, and compare with Monaco.
- Get your own solicitor and a title search before any deposit. This is general information, not legal or tax advice.
