According to Hungarian Conservative, which reports a Duna House market report, 56,554 residential transactions were recorded in Hungary in the first half of 2026, down 10.8% on the first half of 2025. June alone saw 9,862 transactions, up 10.9% on May and 0.5% lower than a year earlier.
Prices per square metre kept rising. For panel apartments the report gives HUF 1.25 million in Buda and HUF 1.13 million in Pest (up from 1.12 and 1.06 million), and HUF 759,000 in eastern and HUF 806,000 in western Hungary (up from 661,000 and 671,000). Brick-built homes averaged HUF 434,000 per square metre in eastern Hungary and HUF 494,000 in the west.
The buyer mix is shifting. In June first-time buyers made up 40% of purchases in Budapest, against 19% a year earlier, and 37% outside the capital, against 27%. The share of sellers disposing of an investment property rose to 48% in Budapest from 30%. The average price paid by a first-time buyer was HUF 69.05 million in Budapest and HUF 48.23 million elsewhere.
