In August the average price per square metre was EUR 3,170 in Vilnius (up EUR 50 on the month), EUR 2,300 in Kaunas (up EUR 47), EUR 2,080 in Klaipėda (up EUR 48), EUR 1,429 in Šiauliai (up EUR 14) and EUR 1,393 in Panevėžys (up EUR 18). Over twelve months prices rose by 12.7% in Vilnius, 16.4% in Kaunas, 12.9% in Klaipėda, 15.8% in Šiauliai and 14.6% in Panevėžys.
Activity was steady rather than frantic: Ober-Haus reports 2.5% more apartments and houses bought in August 2026 than in August 2025, and 4.7% fewer than in July 2026. For a buyer, the figures show a market where prices keep climbing in every major city, so it is worth comparing asking prices with recent deal prices before you commit.
