Lithuania · November 2, 2026

According to Ober-Haus, its Lithuanian Apartment Price Index rose 1.2% in September 2026, with typical older two-room flats in Vilnius, Kaunas and Klaipėda costing roughly €19,000–22,000 more than a year earlier.

According to Ober-Haus, its Lithuanian Apartment Price Index (OHBI), which covers the five largest cities (Vilnius, Kaunas, Klaipėda, Šiauliai and Panevėžys), grew by 1.2% in September 2026. Over the past 12 months prices have risen by 13.7%, the same annual pace as in August 2026. Monthly growth in September was 0.9% in Vilnius, 1.7% in Kaunas, 1.1% in Klaipėda, 2.0% in Šiauliai and 2.8% in Panevėžys. Average prices per square metre reached €3,197 in Vilnius, €2,339 in Kaunas, €2,103 in Klaipėda, €1,457 in Šiauliai and €1,432 in Panevėžys. Compared with September 2025, prices were up 12.2% in Vilnius, 16.8% in Kaunas, 12.9% in Klaipėda, 17.3% in Šiauliai and 17.5% in Panevėžys. Ober-Haus points to the segment of typical older apartments as the one growing particularly fast. A two-room flat in an older building in Vilnius' most popular residential districts averaged €133,000 in the third quarter of 2026, versus €113,000 a year earlier. In Kaunas the comparable average was €110,000 (up from €88,000), and in Klaipėda €97,000 (up from €78,000). The analysts cite State Enterprise Centre of Registers data showing that apartment purchases nationwide in the third quarter were 2.1% higher than a year earlier, while house purchases rose 13.3%. Raimondas Reginis, Head of Market Research for the Baltics at Ober-Haus, says demand remains strong but affordability is becoming a growing constraint, with buyers increasingly turning to cheaper properties and demand for the most affordable homes likely to grow further.
