A transparent monthly budget for a single person, a couple and a family of four, with every line sourced and the sums shown. Rent is the big variable, then schools.
Living in the UAE costs much less in taxes than in Europe and much more in rent and school fees. There is no official single "cost of living" figure, so this article builds the monthly budgets line by line from named sources and shows the sums. Everything is as of October 2026, mostly from third-party sources, and none of it is an offer or advice.
How we built the budgets
For everyday spending we use Numbeo's non-rent estimate as quoted by an expat site in January 2026: AED 4,151 a month for one person and AED 14,524 for a family of four (AED 4,085 and 14,240 a year earlier). Numbeo is crowd-sourced. A property-focused site with a commercial interest argues that it understates rents by 25% to 40% and groceries and utilities by 10% to 20%; treat that as a claim, not a finding. Rent, health insurance, schools and a car are added as separate lines. We convert at EUR 1 = AED 4.13 (1 October 2026, as used in our Dubai property prices and buying costs article); the dirham is pegged to the dollar. Every total below is our own sum of the lines above it, not a statistic.
What rent looks like
These are asking or listing rents for a one-bedroom, per year, from agency pages that agree roughly:
- Dubai Marina: about AED 105,000 (Binayah, 2026) or AED 90,000 to 130,000 (Deluxe Homes).
- Business Bay: about AED 105,000, or AED 80,000 to 110,000.
- Dubai Hills: about AED 100,000, or AED 85,000 to 110,000.
- Downtown: about AED 135,000, or AED 110,000 to 150,000.
- JVC: about AED 80,000, or AED 55,000 to 80,000.
For three-bedroom homes the only figures we found are Numbeo's: AED 16,541 a month in the centre and AED 11,320 outside it, probably below market. Rents also move with tower, view and season. For areas to buy or rent in, see best areas in Dubai.
The budgets, line by line
One person, modest:
- Rent: a one-bedroom at the low end of the JVC range, AED 55,000 a year, so AED 4,583 a month.
- Everything else: AED 4,151 (Numbeo basket: food, utilities and local transport).
- Health insurance: AED 900 a year at the top of the AED 650 to 900 range quoted for a basic plan, so AED 75 a month. Employers must pay it for employees in Dubai.
- Our sum: 4,583 + 4,151 + 75 = AED 8,809, about EUR 2,133.
One person, comfortable:
- Rent: Dubai Marina at AED 105,000 a year, so AED 8,750 a month.
- Everything else: AED 4,151. Insurance: AED 75.
- Car, our assumption: four 50-litre tanks of Super 98 at AED 4.40 a litre (October 2026, up 15.8% from September) is AED 880, plus about AED 200 of Salik tolls (AED 6 at peak and AED 4 off peak plus VAT, per press), so AED 1,080.
- Our sum: 8,750 + 4,151 + 75 + 1,080 = AED 14,056, about EUR 3,403. An insurer's guide puts a comfortable single life at USD 3,500 to 5,500 (AED 12,854 to 20,199, EUR 3,112 to 4,891), so ours sits at the low end.
A couple: Numbeo gives no couple figure, so we add one more person at the increment implied by its two numbers, (14,524 - 4,151) / 3 = AED 3,458. That makes AED 7,609 for non-rent costs, our estimate.
- Modest: 4,583 + 7,609 + 150 insurance = AED 12,342, about EUR 2,988.
- Comfortable: 8,750 + 7,609 + 150 + 1,080 = AED 17,589, about EUR 4,259.
A family of four with two children:
- Modest: rent AED 11,320 (Numbeo three-bedroom outside the centre), AED 14,524 other costs, schools AED 2,000 (two children at AED 12,000 a year, the bottom of a third-party budget band), insurance AED 300 as a floor. Our sum: AED 28,144, about EUR 6,815.
- Comfortable: rent AED 16,541 (Numbeo, centre), AED 14,524, schools AED 5,833 (two children at AED 35,000, the bottom of a mid-market band), insurance AED 300, car AED 1,080. Our sum: AED 38,278, about EUR 9,268.
Two warnings. Numbeo does not say whether its family figure already includes tuition, so these totals may double count. And in Dubai the law does not require employers to insure dependants, so family cover is usually your cost and above our floor.
Schools
Schools are the line that most often breaks a budget. For 2026-27, tuition at Dubai's 23 Outstanding-rated private schools ranges from AED 29,488 to 111,799 a year according to Khaleej Times, and tuition is frozen for 2026-27 by a directive, but registration, transport and other fees are not. We found no reliable nursery averages. A third-party guide gives AED 12,000 to 30,000 for budget schools and AED 35,000 to 65,000 for mid-market ones; another guide's bands differ, so check each school's own fee page. See schools and education when relocating abroad.
Sharjah, Abu Dhabi and Ajman
- Sharjah: one aggregator gives a one-bedroom at about AED 2,365 a month, against AED 5,885 in Dubai's centre; an older Khaleej Times piece says one-beds started at AED 30,000 to 36,000 a year. Engel & Voelkers (December 2025) puts living costs 30% to 50% lower and school fees at AED 13,000 to 30,000 against AED 25,000 to 60,000 in Dubai, but peak commutes can exceed an hour.
- Abu Dhabi: a 2026 blog says comparable homes are 15% to 25% cheaper than Dubai, with one-beds on Reem or Saadiyat at AED 55,000 to 85,000 and in Khalifa City at AED 35,000 to 50,000. An undated Gulf News piece says the opposite, so compare current listings.
- Ajman: we found no 2026 rent data and do not quote a number.
What surprises people
- There is no personal income tax, but VAT is 5%, the DEWA bill carries it, and tenants pay a housing fee of 5% of annual rent through the DEWA bill (per property blogs). A DEWA bill is quoted at AED 400 to 1,500 a month, up to about AED 1,300 for a one-bedroom in summer where district cooling is billed separately.
- Fuel is not cheap any more: Super 98 jumped to AED 4.40 in October 2026.
- Metro fares are low: AED 3 to 7.50 by zones on a silver Nol card in one guide, AED 4 to 8.50 for paper tickets in another; check RTA.
One-off costs of moving
- Medical test: AED 260 for an employee in Dubai, or AED 250 to 500 in another source.
- Emirates ID: about AED 200 for two years in one source, AED 270 to 370 in another.
- Visa stamping: AED 500 to 1,000. A two-year visa is quoted at about AED 3,500 without insurance and AED 4,200 to 6,000 with basic insurance (consultancy blogs, not the ICP or GDRFA).
- Agency fee: one source puts it at about 5% of the contract value; we did not verify the Ejari fee or the security deposit, so ask for both in writing.
If you own the home
Owners add service charges, insurance and utilities. See Dubai service charges and ownership costs, utilities and community fees for foreign owners, annual property tax and bills by country and home insurance for non-resident owners.
FAQ
Can a couple live in Dubai on AED 12,000 a month? Our sum for a modest couple is about AED 12,342 with rent at the bottom of the JVC range, so only with a small flat, little car use and no school costs.
Is the UAE cheaper than Europe? Taxes are lower, but rent and school fees are often higher than in many European cities, so the answer depends on your family and area.
Where is the data weakest? Groceries and eating out (no itemised prices found), internet and mobile, and family insurance. Add them from current quotes.
What this means for you
- Rent decides the budget: a move from Marina to JVC or Sharjah changes it more than any other choice.
- Count schools and insurance for dependants separately.
- Re-check fuel, Salik and DEWA before you sign a contract.
- If you plan to buy, read the running costs first.
