According to DubaiRealEstateData, Dubai registered 32,644 new mortgages in the trailing 12 months, with a median loan of AED 1.3 million.

According to DubaiRealEstateData, which analyses open Dubai Land Department data, 32,644 new mortgages were registered in Dubai over the trailing 12 months (data through 16 October 2026). That is 2.2% fewer than in the prior 12 months. The median registered loan was AED 1.3 million, and the total of new mortgage amounts came to AED 117.5 billion. Half of new mortgages fell between AED 820,000 and AED 2.5 million. The platform puts the mortgage-to-sale ratio at 19% (new mortgages divided by sales). It stresses that this is not a loan-to-value ratio, because the data does not link a mortgage to a specific sale, and that loan amounts are not property prices. By type, new registrations made up 78.1% of all mortgage registrations, followed by interim (delayed) registrations at 10.3% and modifications at 5.4%. Over the same period the site reports 173,876 sales, down 14% year on year. By area, Jumeirah Village Circle had the most new mortgages (2,515, median AED 840,000), followed by Al Furjan (1,970), Business Bay (1,612) and Dubai Marina (1,581). The highest median loans among the larger areas listed were in Emirates Living (AED 3.4 million) and Palm Jumeirah (AED 3.3 million). Gift transfers, where ownership passes without a sale, totalled 9,189 over 12 months, down 11.3%. The median gifted value was AED 1.9 million, and apartments and units accounted for 75.5% of gifts. The figure is a valuation of the property, not a sale price. The data is informational and is not investment advice.
