A 47,200 sq ft penthouse for AED 550 million, a villa on The World islands for AED 220 million, record luxury sales in 2026: what was reported, by whom, and what is still unverified.
Dubai produces a new "most expensive" headline every few months. This article collects the largest sales that were reported in the press and in a developer announcement, says who reported each number, and then asks what any of it means for someone buying a normal flat or villa. Prices are as reported, not checked against the Dubai Land Department record, and records get broken quickly, so check the date. Nothing here is a listing and nothing is for sale through us.
The 2026 picture: a record year at the top
According to Knight Frank's first-half 2026 figures, as reported by Khaleej Times and Gulf News, Dubai recorded a record number of home sales above 10 million dollars in the first six months. Gulf News counted 296 such sales. Knight Frank also reported 26 deals above 25 million dollars, again a record.
The most expensive home of the half-year, in the same report, was a six-bedroom apartment at Aman Residences in Jumeirah Second at 114.9 million dollars (AED 422 million). The report also highlighted a six-bedroom villa on Jumeirah Bay Island at 76.3 million dollars.
Where do the sales cluster? In the same coverage, Dubai Hills Estate led with 51 deals above 10 million dollars and Palm Jumeirah followed with 50. In other words the top end is not a handful of freak sales: it is a market with hundreds of transactions a year.
The penthouse record
The biggest single price in the reports we found is a penthouse at Bugatti Residences by Binghatti in Business Bay. The developer announced it in December 2025 at AED 550 million, about 150 million dollars. Gulf News relayed the announcement. According to the developer's announcement as relayed by trade press, the penthouse covers 47,200 square feet and the price works out at AED 11,650 per square foot, a Business Bay record. "The most expensive penthouse ever sold in Dubai" is the developer's own description, so treat it as a claim, not an audited ranking.
The same announcement says the previous record was a penthouse at Como Residences on Palm Jumeirah, sold for AED 500 million in November 2023. Arabian Business reported it at about 136 million dollars. An earlier record in Downtown Dubai, reported by Gulf News, was AED 80 million for a penthouse at Kempinski The Boulevard, which beat the AED 73 million paid in 2022 for an apartment in the Burj Khalifa. Those numbers have since been overtaken, which is the point: the record changes every year or two.
One more detail from the press is worth remembering. Reports have distinguished the most expensive "ready" penthouse from off-plan ones. A price paid for a flat that is not yet built is a promise on a payment plan, not a finished home. See Dubai off-plan investment risks.
Villas: the Palm and the islands
Palm Jumeirah produced a series of record villa sales in recent years. Khaleej Times reported a beachfront Signature Villa at Six Senses Palm Jumeirah sold for AED 130 million in 2024. These sales usually involve a few dozen square metres of sea frontage and a brand name more than a floor plan.
The most unusual villa story is on The World islands, the man-made archipelago off the coast. Gulf News reported a villa sold for AED 220 million on Amali Island, one of the developments there. The developer, Amali Properties, says the property is called Villa Avatea, that the sale was completed in March 2026, and gives a plot of 58,081 square feet with 35,764 square feet built. Gulf News, using the Dubai REST app, gives a slightly different area, so quote the developer's numbers as the developer's.
A note on The World. It is a group of reclaimed islands being developed in parts, such as Amali Island and the Heart of Europe project by Kleindienst Group, which includes floating villas. We did not find a reliable source on what a foreign buyer may own on these islands, or on the delivery status and current prices of each project. Treat "own an island in Dubai" as a developer-product, not as a title you can look up on a map: ask for the title registration, the developer's licence and the escrow arrangements before anything else.
What we could not verify
We looked for the smallest apartments, underwater villas and similar curiosities. We found only a general trend: AGBI reported in 2024 that homes for sale in Dubai were about a quarter smaller than four years earlier, while prices rose. We found no reliable record for the smallest unit or for underwater villas, so we do not describe them. We also found no solid press report about a public figure's purchase that we could check, so this article names none.
What this means for an ordinary buyer
- The top of the market is not your market. A headline sale tells you about a handful of buyers, not about what a one-bedroom will do next year. For your own area, see best areas to buy in Dubai and our UAE property guide.
- Foreigners can buy freehold only in designated areas, which are dozens in number. Sources disagree on the count, so check your exact address against the Dubai Land Department list rather than a marketing page.
- Budget for the registration fee. The Dubai Land Department fee is commonly given as 4 per cent of the price, plus other costs. See the cost list in our other UAE guides.
- Off-plan means a payment plan. Check the developer, the escrow account and the permit before you pay: developer verification and escrow checklist.
- A brand, a view or a record is priced in. When a marketing page quotes a record to justify a price, ask for the comparable sales in the same building.
- Resale and rent matter more than the headline. Luxury units are the least liquid part of the market.
