Dubai Land Department (DLD) has merged its visa services on a single DLD Cube platform and removed the minimum property value for sole owners applying for the 2-year investor visa.
According to Bayut's MyBayut blog, the Dubai Land Department (DLD) has simplified residency visas for property investors by bringing the services together on a single digital portal, DLD Cube. The platform now lets applicants apply for the visa, take the medical test and arrange an Emirates ID and health insurance. It covers three routes: the Golden Visa, the retiree visa and the real estate investor visa.
The key change concerns the 2-year investor visa. Previously a minimum property value of AED 750,000 applied to sole owners; that requirement has now been removed. For joint ownership, each applicant must hold a share worth at least AED 400,000. The property must be completed and registered in Dubai itself: properties in other emirates or in the DIFC do not qualify for this visa.
Besides the 2-year visa, the DLD offers a 5-year retiree visa for people aged 55 and over (for property worth AED 1 million or more according to the title deed) and a 10-year Golden Visa for investors (for property worth AED 2 million or more; several properties can be combined). Holders of the retiree and Golden visas can also sponsor certain family members. Fees and document requirements may be revised by the authorities, so check the current DLD information before you apply.
