Brazil's commercial property market hits R$ 12.2 billion in Q3 2026

Brazil · October 20, 2026

Large commercial real estate deals in Brazil totalled R$ 12.2 billion across 41 transactions in the third quarter of 2026, the second-highest quarterly figure in 12 years of research.

According to Portas (Notícias), citing a Cushman & Wakefield survey reported by Estadão, investment in large commercial properties in Brazil reached R$ 12.2 billion in the third quarter of 2026, spread over 41 transactions. It is the second-largest quarterly amount in the 12 years the survey has been running, and equals roughly 93% of the R$ 13.1 billion traded in the whole first half of the year. The result follows the high level already seen when commercial property deals set a record in the fourth quarter of 2025. Logistics warehouses led the market with 12 deals worth R$ 5.5 billion, or 45% of the total, supported by demand for distribution and storage linked to e-commerce. Retail, including shopping centres and big-box stores, recorded 16 deals and R$ 3.9 billion (32%), while offices saw 13 transactions worth R$ 2.8 billion (23%). The asset manager TRX made eight acquisitions totalling R$ 3.5 billion. Highlights included three KSM Realty warehouses in Guarulhos for R$ 1.4 billion and stakes in five Iguatemi shopping centres for R$ 876 million. Combining cash with real estate fund units helped close deals at a time when liquidity is constrained by high interest rates. Falling vacancy and rising rents in several segments continue to support interest in commercial property. Still, Renato Paglarin, who heads the research at Cushman & Wakefield, says the quarter was driven by a few large operations and does not confirm an established trend of growing investment. Buyers remain selective, prioritising building quality, location and lower tenant default risk.
