Developers in São Paulo sold 10,813 new homes in August 2026, up 36.9% year on year, while the general sales value (VGV) dropped to R$ 4.74 billion.
According to Portas (Notícias), citing the Secovi-SP monthly property market survey (PMI), São Paulo's real estate market sold 10,813 new residential units in August 2026. That is 36.9% more than the 7,897 units sold in August 2025. Despite the growth in volume, the general sales value (VGV) fell 12.8% year on year, to R$ 4.74 billion from R$ 5.44 billion, with values adjusted by the INCC-DI construction cost index. The gap between volume and value is linked to the dominance of the Minha Casa, Minha Vida (MCMV) housing programme, which accounted for 7,707 units, or 71% of August sales. Units priced up to R$ 400,000 made up about 80.6% of sales (8,712 units): 3,063 units cost up to R$ 275,000 and 5,649 were in the R$ 275,000–400,000 range. Two-bedroom apartments led with 7,365 sales (68%) and R$ 2.7 billion in VGV. Three-bedroom and larger units totalled just 400 sales (3.7%) but generated about R$ 1.07 billion, around 22.5% of VGV. Over the 12 months from September 2025 to August 2026, 121,064 new units were sold in the city, roughly 10% more than a year earlier, while cumulative VGV fell about 4%, from R$ 63 billion to R$ 60.2 billion. Launches in August rose 113% to 17,797 units, 77% of them in the economy segment that includes MCMV. As a result, the available supply reached 98,018 units, up 50.7% from August 2025, with a total value of R$ 70.6 billion.
