Brazil · November 1, 2026

Recife and its metropolitan region recorded R$ 2.25 billion in new-build transactions in Q3 2026, with sales down 9.8% but financial volume up 12.3%.

The real estate market of Recife and its metropolitan region moved R$ 2.25 billion in the third quarter of 2026, according to Portas (Notícias), citing a sector survey presented by the Pernambuco real estate companies' association (Ademi-PE). Sales fell 9.8% against the previous quarter, yet financial volume grew 12.3%, driven by higher property values. The average price per unit sold rose from R$ 409,000 in April–June to R$ 509,000 in the third quarter. In the city of Recife, one-bedroom units led the price growth, reaching R$ 16,982 per square metre, up 8.1% between the periods. Recife accounted for 56% of sales and 56.8% of launches: 2,481 units were sold in the capital (down 0.5% on the previous quarter) with revenue of R$ 1.37 billion, while the metropolitan region sold 1,946 units, down 19.5%. Affordable housing played a major role. The Minha Casa, Minha Vida programme accounted for 73.9% of launches and 65.6% of sales in the quarter; in Recife, 1,463 units were sold under the programme, the highest volume in the series that began in 2022. The previous quarter had been strong on the supply side: 4,038 units were launched in Q2 versus 1,667 in Q1 (+142.2%), and the total value of launches rose from R$ 892 million to R$ 1.88 billion. The data cover only the formal market of new properties in the surveyed areas and do not include resales or deals outside the sample, so they do not reflect all transactions in the state. Portas notes that the sustainability of this pace will depend on demand, financing and how well products match buyers' income levels.
