Overview
You buy a room, suite or apartment in a hotel or resort run by a professional operator. The operator handles sales, check-in, service, staff and repairs, and the owner receives a share of the income under the management contract. This is not renting out for yourself: the operator sets the rules — prices, standards, how and when you can stay. In return the owner deals with no tenants, booking platforms or repairs. What to check in a project. Status: finished or under construction. The length and terms of the operator contract. What the yield is made of: gross or net, expected or fixed by contract. Operator fees and brand royalties. The payment schedule, the form of ownership and how a resale works.
Who it suits
Investors with a 5–10 year horizon who want income without running anything and accept the brand's rules. Those building a portfolio in hard currency (usually dollars or euros) who value a recognisable brand at resale.
Risks to consider
— Limited flexibility: the operator and the brand set prices, standards and rental terms; renting out on your own is usually not allowed. — Management costs: operator commissions and brand royalties reduce net income. — Paying for the brand: the entry price is higher than for local projects. The gain is demand and resale liquidity, but it is not guaranteed. — Dependence on the operator: the quality of management directly affects income. — Construction risk: for projects still being built — completion date, developer reliability, protection of payments. — The stated yield is the developer's expectation, not a promise: each project calculates it differently (gross or net, at what occupancy).
